Finding the Right Commercial Roofing Contractor for Your Project

hard_hat@2x-1433x800.jpg
If you are a building owner or manager in need of commercial roofing installation or replacement, you are probably pretty well aware of the importance of choosing the right contractor for the job. A poorly constructed roof made with inferior materials can spell insurmountable losses for your investment. It’s crucial to do the research, and find a reliable, professional roofing company known for its integrity that can really deliver - on time, within budget, and over time with maintenance and repairs.

Doing proper research and asking important questions in advance will help you feel confident and comfortable in your decision making process. We’ve put together a list of key points to cover in your quest for the perfect professional commercial roofing contractor for your project.

Project Details:
  • What is the intended use of your property?
  • Of the roof?
    • Is it weight-bearing, as with a green roof garden?
    • Will it be subject to heavy foot traffic, as with a rooftop restaurant?
    • Is aesthetic appearance important?
    • Will special cleaning or maintenance be necessary?
    • If not, should walkways for service personnel be installed (to minimize wear & tear)?
  • Is it a permanent holding or are you preparing for imminent sale?
  • Are there special climate conditions to consider (heavy wind, salt air, harsh winters or summers)?
  • Do you want special applications, like energy-saving cool roof coating or insulation to  increase the R-value?
  • Have you researched local building code and commercial roof installation specifications?
  • How much is the budget you are working with? How liquid are the funds?
  • When is your preferred start date?
  • What is your project deadline?
Contractor FYIs
  • Are they licensed and insured?
  • How long have they been in business locally and what is their reputation?
  • What is their expertise with commercial roofing?
  • What roofing projects have they done similar to yours? How are the roofs performing over time?
  • Are they familiar with the latest technology for commercial roofs, such as built-up roofing (BUR), modified bitumen roofing, single-ply roofing, and liquid applied roofing?
  • Have they been certified by the manufacturer to install the specific type of roofing chosen for this project?
  • What kind of warranty do they offer on labor  (generally 1-5 years)?
  • What kind of warranty do they offer on materials  (generally 10-30 years)?
  • Is there an additional warranty offered by the manufacturer that they can pass on to you?
  • What exactly is covered by each warranty?
    • What is excluded, and what conditions may lead to its nullification?
    • Is there a set dollar amount for future roof repair or a no dollar limit (NDL)?
  • Does the quote given for your commercial roofing project include regular inspection and maintenance?
    • If so, what, exactly, is meant by maintenance? (For example, snow removal, may or may not be covered)?
    • Will the warranty on your roofing materials be voided if we miss regular inspections?
  • If maintenance and repairs are additional, what is the estimated cost?
  • Can any of the repair or maintenance work be done by our own personnel without nullifying your roof warranty?

We hope this list serves you well in your search for the right commercial roofing professionals for your project!

Save Money with Conklin's "Cool Roofs" Coating System!

Cool Roof Detail Image.jpg

When Les Williams, Director of Operations for TLC Pro Roofing discovered Conklin Roofing Systems, he quickly realized he had found a roof coating product he had to share.

What is Conklin roof coating? It is a white, acrylic elastomeric, or rubber-like, coating applied to a roof. The coating is designed to retard the aging process and significantly extend roof life. It’s also helpful for preventive maintenance purposes. Roof coatings are commonly used to prevent hardening of the vital asphalt waterproofing component of built-up roofing systems by reducing heat exposure.

Conklin’s white roofs, also known as “cool roofs”, reflect the sun’s hot UV rays rather than absorbing them the way black roofs do. This keeps buildings cooler, dramatically reducing cooling costs. In fact, since Conklin introduced their white acrylic roofs over 30 years ago, many customers have enjoyed a complete return on investment in just 7 years. Imagine roofing your building with a quality system that pays for itself in just a few years while protecting it for decades! Applied to a previously installed roof, coatings will extend performance life.

Of all the roof coating products on the market, Conklin is the one that delivers. Their roof coatings have been applied to over 2 billion square feet of roofing throughout the United States since 1977. Conklin Roofing Systems & roof coatings have been proven to be energy efficient in some very intense situations and under some very intense scrutiny.

In July 2010, Secretary of Energy Steven Chu issued a memorandum directing that all DoE sites install cool roofs like those manufactured by Conklin when it was cost effective, when a roof needed to be replaced or repaired. "These roofs ensure that we're gaining energy efficiency savings."

DoE has installed approximately 160 cool roofs, adding roofs when new buildings are being built or older roofs are being repaired. Those facilities have about 10% cool roofs, but they are ensuring that any new buildings or any buildings that need new roofs are going to have cool roofs installed.
"About 50% of the buildings at the National Renewable Energy Laboratory are cool roofs, which is a 27% increase from 2010," MacDonald said. "A number of our other laboratories have also redesigned their building specifications to include cool roofs, such as the National Energy Technology Laboratory in Pittsburgh and Morgantown, W.Va."

Imagine having the federal government fund part of the cost for your energy and budget efficient upgrade to a cool roof? It’s all possible with a Conklin Roofing System. Top Ten Culprits of Roof Damage

TOP TEN CULPRITS OF ROOF DAMAGE

Spring is an important time for building maintenance in Nashville. Nashville roofers, such as TLC Pro Roofing can make sure yours is in tip top shape. Whether you know you’ve got trouble or just want to be responsible in best preserving and protecting your assets, TLC Pro Roofing can help. Here is a helpful list of the top 10 sources of damage to your roof:

  1. SUN: The heat and ultraviolet rays of the sun cause roofing materials to break down over time. Deterioration often occurs faster on west or south facing sides.
  2. RAIN: Water beneath shingles, shakes, metal sheeting or other roofing material can work its way to the deck and cause rot in the roof structure. It also encourages mildew and rot elsewhere in the house, including damaged walls, ceilings, insulation, and electrical systems.
  3. WIND: Forceful winds can pull and tear at the edges of shingles, metal sheet, and other roofing materials, often causing water and/or debris beneath them. High winds often do extensive damage.
  4. SNOW & ICE: Melting snow tends to refreeze at the overhang, due to cooler surface temperatures, forming an ice dam and blocking proper drainage into the gutter. Problematically, the water backs up under the shingles and seeps into the interior. During the early melt stages, gutters and downspouts can be the first to fill with ice and be damaged beyond repair or even torn off the house.
  5. CONDENSATION: Warm, balmy air tends to create condensation, which may lead to material decay and degrading.
  6. MOSS & ALGAE: Moss can grow on wood shingles, shakes, and even metal sheet if they are kept moist by poor sunlight conditions or bad drainage. Once it grows, moss holds even more moisture to the roof surface, causing rot and rust, and its roots actually work their way into wood. Algae also grows in damp, shaded areas on wood and asphalt shingle roof systems. Besides creating an ugly black-green stain, algae can retain moisture, causing rot and deterioration.
  7. TREES & LEAVES: Tree branches touching the roof will scratch and gouge roofing materials as they are blown back and forth by the wind. Falling branches from overhanging trees can damage—or even puncture—shingles and other roofing materials. Leaves on the roof system's surface retain moisture and cause rot, and leaves in the gutters block drainage.
  8. TORN & MISSING SHINGLES OR METAL: The key to a roof system's effectiveness is complete protection. When shingles or metal are torn off, the roof structure and interior of the home are vulnerable to water damage and rot. The problem is likely to spread—nearby shingles are easily ripped or blown away. Missing or torn shingles and metal should be replaced as soon as possible.
  9. DETERIORATED SHINGLES, METAL, OR FOAM: When shingles get old and worn out, they curl, split, and lose their waterproofing effectiveness. Weakened shingles are easily blown off, torn, or lifted by wind gusts. Improperly sealed metal is subject to rust and degradation. The end result is structural rot and interior damage.
  10. DETERIORATED FLASHING: Roof leaks are frequently the result deteriorated flashing. Without good, tight flashings around chimneys, vents, skylights, and wall/roof junctions, water can find its way into the house and cause damage to walls, ceilings, insulation and electrical system.
