Are Skylights Practical in a Commercial Property?

skylight.jpg
The skylight. There’s no question they’re beautiful, but in addition to being attractive, is it possible that they’re practical too? If you’re a Middle Tennessee commercial building owner or manager, you may have considered just that. After all, who doesn’t love a little natural sunlight brightening up their day, or an extra opportunity to get a glimpse of that blue sky as you go about your work?

The answer is yes.
Adding a skylight can be a practical addition to your commercial building, with benefits even beyond tenant satisfaction! Here are some of the top reasons the addition of skylights makes sense:
  • Bring light and warmth into your space without the use of electricity
  • Reduce your use of artificial light during the daytime
  • Naturally brighten your space
  • Boosts morale and productivity
  • Improves the overall appeal and value of your property

Successful skylight installation
The key to successful skylight  installation is proper positioning of the structure, as the correct positioning will allow you to control the amount of heat and light provided through the skylight. Always be sure to choose skylights that are energy approved and well sealed. You may also choose to opt for a model that comes with ventilation openings for fresh air. Whatever your preference, at TLC Pro Roofing, we will be happy to help you explore all of your options and choose the best skylight for your commercial property.

How to Prevent Ponding Water for Your Commercial Roof
ponding water.jpg

Ponding Water
A common headache that can quickly turn into a nightmare for commercial flat roof building owners and managers everywhere, ponding water is defined as water that remains on a roof 48 hours or longer. We all know weather happens, but did you know that mechanical equipment relied upon to operate some businesses can create ponding water too? Here are the top problems associated with ponding water, and the best solutions for each.

  • PROBLEM: Structural Fatigue
The biggest risk associated with roofs and ponding water is structural fatigue. The weight of pooling water on a flat roof is likely to exceed weight that your roof can handle. The longer it remains, the greater the danger of a collapsed roof.  once it has been sitting there for an extended period of time. is t, since roof collapse is not an easy fix.

  • PROBLEM: Leaking
As we mentioned a moment ago, a flat roof is never to be truly flat, but needs some slope with drains installed on the surface. Commercial owners and managers should always be aware of standing water before any kind of leak, minor or major, develops. Remember, when the temperatures outside become extreme, they can effectively cause any ponding water to quickly add to your roof’s wear and tear the roof as it becomes superheated.

  • PROBLEM: Health Risks
  • Warm, ponding water is a breeding ground for algae, and fungal materials, such as bird feces, which seriously endanger the air quality in your building. Not only is this is a health code violation, you also don’t want your employees or customers exposed.

Wind Damage & Flat Commercial Roofs

flat roof damage.jpg
Are you a commercial business owner or facility manager? If so, you probably know how important the roofing system of your facility is to the overall health, longevity, and profitability of your property. You probably also know how damaging wind can be to what is arguably your building’s greatest asset.

When a windstorm passes over, many building owners and managers breath a sigh of relief when they discover there are no obvious signs of visual impairment. However, it’s important to remember that your roof is battling for survival every time the winds hit. And it doesn’t need to be a violent, brute force wind to cause the kind of damage that can spell failure for your roof system.

One of the biggest dangers for a flat roof system is wind uplift. This occurs when roof materials are separated from their base by the force of the wind. This often looks like wrinkling or bubbling, because the membrane or other materials are no longer attached. Wind uplift leaves the roof vulnerable to decay from elemental moisture sources like rain, snow, hail, and even everyday humidity.

Wind scouring is another dangerous issue. It typically removes the gravel placed as a surface component on built-up roofs, and it can seriously impact the life of your commercial roof. Wind scouring causes much faster deterioration, resulting in partial or total roof system failure that will ultimately necessitate a new replacement roof.

Fortunately, TLC Pro Roofing knows how to correct the problems caused by wind damage that would otherwise prematurely lead to costly repair and replacement needs. Remember, frequent inspection and maintenance goes a long way toward protecting your property’s greatest asset. So the next time you hear the wind, don’t hesitate to check it out - and give “Nashville’s Trusted Commercial Roofer”, TLC Pro Roofing, a call at 615.426.3924. We look forward to hearing from you!

The Red Flags of Commercial Roof Trouble

cover tear.jpg

A healthy commercial building starts with a healthy roof. It is your building’s first line of defense from the elements - wind, rain, fire, hail, ice, snow, and extreme heat. Each day it is exposed to these dangerous elements, and over time, it is inevitable that deterioration and damage will take their toll. That’s why regular roof inspection and maintenance is so vital to protecting and reclaiming your building’s roof health and safety.

LOOK FOR the RED FLAGS of ROOF PROBLEMS:

Interior Signs like water stains or unexplained interior mold or odors often signal a leak caused by a crack or hole in the roof. Even the smallest leak can be a sign of big trouble.

Tears in the Roof Cover or worn or cracking seams allow water to enter beneath the cover.

Standing Water - Pooling water that lasts over a period of time is a major sign of trouble. The prolonged presence of water can lead to premature aging and deterioration of the roof cover, which leads to leaks. Undetected leaks slowly:
  • Rust steel roof decks
  • Rot wood decks
  • Break down insulating concrete and gypsum decks, turning them into a thick paste like substance
  • Increase weight burden, which can weaken the roof deck

Bubbled Spots - Sometimes caused by the release of gasses from insulation board trapped beneath the cover. Bubbles may indicate trapped moisture within the roof cover, which can:
  • Lead to leaks
  • Reduce the lifespan of the cover
  • Speed up premature aging of the deck
  • Reduce the roof cover system’s effectiveness against high winds (uplift forces)

Gaps in Roof flashing - greatly increase the potential for roof cover failure during:
  • High winds
  • Water intrusion
  • Mold outbreak

TWO MORE THINGS...

Lightning Rods - check to see if the system is loose or detached. A loose system can lead to a tear or puncture in the roof covering. Also, a system that has disconnected cables or aerials is not properly providing protection for the building and it’s occupants.

Skylights - check to ensure they are well sealed and secured around the frame’s edge. Also, check for cracks in the plastic domed panels as they can become brittle over time. Dislodged skylights can allow leaking, with the entrance of wind driven rain and debris.

Protect Your Investment with a New Roof

reroof.jpg

Do you live in fear of the phone calls that seem to inevitably accompany every spring and summer rain storm? Facility owners and managers who wait for a budget surplus or an upturn in the economy before replacing a failing roof might think they’re making prudent business decisions. Unfortunately, nothing could be could be further from the truth.

Don’t Risk It!

A facility manager or owner who depends on their building maintenance crew to inspect the roof can be in for a heap of trouble. To the untrained eye, the roof appear to be perfectly acceptable. However, every rainstorm brings more and more water seepage, unknowingly destroying the roof’s insulation, damaging the roof structure and injuring building content. The other problem with relying on a building crew for commercial roof maintenance is two-fold. Not only are they unlikely to have the proper tools and materials to correctly repair the roof, a commercial roof warranty may be invalidated when maintenance and repairs are conducted by anyone but a professional commercial roofing company, like TLC Pro Roofing.

Ignoring Roof Problems Won’t Make Them Go Away

Ignoring or “soft-pedaling” commercial roofing leaks and repair needs is a lot like playing the roulette wheel: the odds are definitely not stacked in your favor. A roof that’s been recovered, coated, patched, re-patched and patched yet again opens the door to extreme risk of costly property damage for your employees or tenants  - and ultimately you.

Crunch the Numbers
Are you increasingly issuing roof work orders after a storm? To determine whether a new commercial roof is needed for your facility — crunch a few numbers. Write down the cost of a new roof and then divide that number by expected roof life, which is typically 15 – 20 years. Then, write down the annual costs of roof repairs, and add that number to the annual cost of interior leak-related repairs and the replacement costs of damaged equipment and inventory. For many, the cost of the new roof is actually less than the other costs - especially when you factor in the risk for interior property damage!

Emergency Commercial Roof Leaks

leaking office ceiling.jpg

This time of year, if you live in or around the Greater Nashville area, you have seen the property damage that spring storms and flash floods are capable of. The simple fact is that roofs and water are natural enemies. Even small roof leaks can cause damage to interior ceiling tiles, equipment, computers and inventory. When commercial roof leaks happen, whether from storms, material failure or roof neglect, prompt leak repair is essential for restoring the roof’s watertight integrity - and avoiding costly damage to interior spaces! So just what are you to do when you discover that leak before it leads to major losses?

Know Your Warranty

Your first line of defense is always arming yourself with information. Thoroughly investigate your roof warranty  - before the crisis hits. Let’s face it: eventually every roof will need repair and maintenance. Your warranty lists the type of roof system, limitations and duration of coverage and the manufacturer’s contact information. A standard warranty often covers roof leaks resulting from material defects, including flashing components and detail items provided by the manufacturer. Typically not covered are roof leaks related to foot traffic, ponding water, structural movement, unapproved roof alterations or the use of products not approved by the roof system manufacturer. It’s important to be well versed in the finer points of your warranty as well, as changes in the building’s primary use can also void the warranty.

Get a Professional Roofing Inspection

Because roof leaks can cause unseen damage, it’s impossible for a facility manager to accurately estimate the cost of repairs. Sometimes, even pinpointing where the water’s coming from can be difficult. A majority of roof leaks occur around base flashings and at penetrations sites rather than in the membrane field. Seams are another top leak spot. Unless a roofing professional inspects the roof, you can only guess at the cost of roof leak repair. If the roof has been regularly inspected and maintained, repair costs are likely to be lower than if the roof has been ignored and neglected.

In-House Repairs Can Cost You

It can be tempting to save a buck and have the in-house maintenance crew attempt to repair the roof leaks. Unfortunately, do-it-yourself repairs are a gamble and will usually void the manufacturer’s warranty. Leaks, such as those that occur on modified bitumen systems, may call for torching and in-house crews don’t have the equipment or expertise to perform those repairs. The same holds true for heat-welded patching on TPO or PVC membranes. Smearing on roofing cement can help stop a leak temporarily, but it’s not a long-term solution as it shrinks, cracks and quickly pulls away. Because it’s imperative that repair products be compatible with the roofing system, you’ll save money in the long run by having a qualified commercial roofing team make the repairs.

You shouldn’t have to wait for leak repair assistance. At TLC Pro Roofing, we know how important it is to stop roof leaks - and we’re just a call away!
